Buying Here: Millvale
Saturday, May 17, 2008
This Millvale home is being listed for $65,000.

Incorporated as a borough in 1868, the tiny community of Millvale is flush with history. Many of its streets are named for Civil War generals, including Ulysses S. Grant, whose surname graces the town's busy main drag.

The 2 1/2-story row house at 417 Grant Ave. (MLS No. 723743) doesn't date back quite that far, having been built around 1900. But its picturesque Victorian facade certainly speaks to a time when gingerbread millwork and long, skinny windows ruled supreme. It is listed by Theresa Lloyd of Howard Hanna's Franklin Park office for $65,000 (www.howardhanna.com; 724-934-3400).

Given its age, you might expect this two-bedroom, 1 1/2-bath home to be a fixer-upper, especially since it was damaged in a 2004 flood caused by the remnants of Hurricane Ivan.

A previous owner, however, updated all of the home's mechanics and electrical service, and added a new roof and all new windows. So it's actually in what Ms. Lloyd considers turnkey condition.

"You could move in and do nothing," she says.

The 16- by-11-foot living room has a parquet floor and stone wall in the corner. It opens onto a newer 13- by-11-foot kitchen with a breakfast bar and a door to a small back porch. The 14- by-12-foot dining room faces the street and includes a decorative fireplace and a bay window.

Other amenities include a covered front porch, full basement and private parking in the rear.

The house, which was last sold in September 2002 for $67,500, has a 2007 assessed market value of $32,960. Since February 2004, 13 properties on Grant Avenue have changed hands. They ranged in price from $15,000 in June 2005 to $155,000 in March 2006. Millvale (www.millvalepa.com) is in the Shaler Area School District (www.sasd.k12.pa.us).
