Alco owner proposes new glass office towers on Pittsburgh's North Shore

Alco Parking owner Merrill Stabile is proposing a major new development in the parking lot behind PNC Park on the North Shore -- two new 11-story glass office towers built on top of a 1,227-space parking garage.

The project, which would feature 600,000 square feet of office space, would be situated between the Marriott SpringHill Suites Hotel and the Marriott Residence Inn on land owned by Mr. Stabile.

CBRE will be marketing the new development.

"We think it's a game changer," said Kim Clackson, CBRE senior vice president.

The office towers will only be built if an anchor tenant can be secured. But Mr. Stabile did not think that would be a problem.

"We think the market is right. I think over the next two to three years there are enough potential users that one of them would be interested in a site with such a high profile and so many amenities," he said.

Mr. Stabile added that the scope and size of the project can be adjusted to accommodate the needs of a tenant. He said the development would be privately funded and that he does not intend to seek government help in financing it.

"I don't think that a public investment is necessary," he said. "There are other parts of Pittsburgh that do need public investment but we already had our fair share around the two ballparks."

No timetable has been set for the development. Since he already controls the site, Mr. Stabile said he can sit and wait "for the right opportunity to come along."

Three years ago, Mr. Stabile offered the city's Stadium Authority $13 million to buy two parcels of land for a "signature office tower." The authority rejected the offer and sold the land at a lower price to Continental Real Estate Companies, developer for the Steelers and the Pirates, to build a three-story office building now under construction. The two teams have the option to develop the land under an agreement with the authority.
